We can fully furnish and style your property from scratch or just update and style your existing holiday setup. Either way we work hard to achieve something your guests will love to come to and, more importantly, come back to. Like all our services we can do as much or as little as you want on a budget or opulent luxury.
Bookings/ Management
No need to ever have communication with the guest. Guests booking from different time zones can make contact at any time. We can handle all of that 24/7.
Airbnb has created the new “live locally” idea and we love that. Where possible we like to meet travelers and give them that welcome feeling. We love to give guests a premium gift package with an assortment of wine and treats when they arrive.
Linen Service
A standard Changeover Clean of course includes changing the linen. We are happy to swap and clean linen owned by you or you can use our “supply and launder” service for your linen and towels. This means no upfront costs for the purchase of multiple sets of linen and towels, and no on-going costs for replacing spoiled items.
Property Maintenance
Everything associated with your property needs to be monitored. From small things like light bulbs & smoke detectors to clean filters in air conditions to the state of fixtures and fittings. Also not to forget the outside of a property including clean windows and maintained gardens. We can co-ordinate trades where needed and ensure things are done in a timely manner so as not to disturb guests.
Inspections done between every guest stay ensures that, in the unlikely event a guest has damaged something, we can action to recover costs from the guest.
Property Deep Clean
A one off service can be provided anytime for as many hours as needed. We recommend deep or “spring” cleans are performed at least twice a year. We can also carry out deep cleans following building or renovation work or should you have used your property for a special event.
Holiday changeovers are normally conducted on departure. Where a property is left vacant for a period of time, we will if instructed visit the property prior to an arrival to check that everything is in order, and refresh where necessary as agreed.
Pricing Optimisation
Short term rental pricing is not just “set and forget”. In any area there are peak times and quiet times and even special events that can cause a rush on properties.
We constantly check calendars to optimise not only the best rate but also the best occupancy. Raising the rate during busy times and lowering it to attract occupancy. Sometimes there is a gap between guests that needs to be filled and a special offer can work to do that. We are always on top of this to maximise the retun on your investment.
Guest Arrival & Departure
Check in and check out is something we like to do personally. Sometimes however, self check-in using a “lock box”is an alternative option. We prefer the personal “meet and greet” where we can, as we believe the guest feels more personally looked after. By being able to give local tips on arrival the guest gets that “live locally’ feeling more quickly.
Guest Reviews
5 star guest reviews are important to establish your property in the short term letting market. Over time this is your goodwill and helps to ensure repeat guests. Happy guests will book again even if the price is higher than a nearby property because they know your property is great.

Concierge Service
Whilst managing the property is utmost, similarly is managing the guest, and yes – even You the owner. While we provide extra services for the guest not normally found in other bnb’s such as stocking the pantry and fridge, airport shuttle, mid booking linen change or clean…etc. these are optional services the guest can choose to make their experience 5 star PLUS! We also offer these services to the owner of the property, especially if traveling by plane or rail and need to be picked up.
Service Areas
Our services cover the North Coast of NSW from Valla Beach, Bellingen, and Urunga in the south, along the Coffs Coast to Woolgoolga, Arrawarra Headland, Corindi Beach, and Red Rock in the north.
