Am I locked into a long-term contract if circumstances change?
No. This isn’t a long-term rental contract through a real estate firm. We’d be sad to see you leave, but we can discuss how you’d like to move forward and how much notice is needed to wrap up our association.

Can I use your service if I live in another state, territory or country?
Yes. In most cases owners who have a holiday home or investment property don’t live in the same place. We will happily communicate with you by face-to-face internet, phone, or e-mail. We can arrange to visit the property if you have keys locally to assess how we can help. We personally visit properties on a regular basis to ensure everything is kept up to our standard.

Can I use the property any time of the year?
Yes, anytime. As long as there is vacancy during the time that you want then it can easily be blocked out. Even a regular visit time can be blocked out permanently. Just be aware if you do wish to block out a period then you reduce your potential income for that period.

Is there more possibility of property damage through short-term rentals?
Statistics show that short term rentals sustain less wear and tear and damage than full time tenants. Guests are mostly out more than in (sightseeing, eating out, working etc.). Also, they are agreeing to follow the house rules and want to secure their own five-star rating, regularly going out of their way to take care of the property. Unlike long-term tenants who can hold parties, smoke indoors, and refuse to vacate premises if they fall behind in rent, holiday-makers or business people who stay short-term don’t have these things on their mind – especially when we pre-screen and communicate with each guest visiting your property.

What about maintenance?
More frequent inspections mean issues are often attended to much faster and caught before they get worse. Minor issues (such as a leaking tap) are often attended to by our team and included in our service.

How often do I get paid?
By the 7th of the month for all guests who’s stays have completed during the previous month. You receive a net payment less all costs with a detailed statement of all revenue and charges.

Can I use my existing furniture and décor, or do I need all new furniture?
We will work with you to select and keep the best condition pieces and change or add where it needs a ‘pop’. If you don’t have any furniture or would like a refit, then we can easily source and style your property with appealing, relevant furniture and décor for the area. We have done this already and can work with you on a styled solution to suit your budget. Clients are often surprised how good a property can look on a budget.

Do I need extra insurance on the property?
The proper insurance cover is critical and not usually any more than your regular insurance. We can put you onto a trusted and experienced insurance agent in the field if needed.
