We have traveled around the world experiencing many types of Airbnb accommodation. From this, we have gathered information on how to list and be noticed, what is needed to give and receive five-star reviews and positive feedback, and how to go that extra mile to satisfy the guests.
2. Listing Details
We ensure each listing is honest, yet enticing in what the property provides. We also make sure each and every benefit is included, have photos that feature each area and highlight every aspect, and take the time to fill in all parts of the listing in detail.
3. Screening and Guest Communication
As we only want the most suitable guests staying at each property, it is essential we get to know a little about each guest before confirming their booking. We check their profile and rating first. Then we contact them to introduce ourselves and to find out more about their reasons for visiting the area and what they are looking for in their stay. We also answer any questions they may have about the property or its location to various shops, eateries and attractions in the area.
4. Pricing
To get a Superhost rating, you need to get more than ten consecutive five-star reviews as possible within a three month period over a calendar quarter. In order to achieve this, it’s important to get the pricing structure right for peak and off-peak times as it is one of the feedback sections that is rated. It also ensures you get the most occupancy – especially in off-peak times.
5. Personal Touch
We make sure to add a personal touch in how we present the property, the ‘Welcome’ book, and the ‘Welcome’ basket.
6. Feedback and Five-Stars
This comes from the guest leaving a positive review and rating the property out of five on Communication, Cleanliness, Accuracy (was the property as it shows in the photos and the description), Check-In (ease of checking in), Location (was the guest informed of any or all shopping strips, transport options, attractions, safety, and other considerations such as noise or planned electricity outages during their stay), Value, Amenities (was everything listed available, and in good working condition), and finally the Overall Experience (which can be influenced by the personal touches such as the welcome basket and recommendations for local eateries and attractions (both for the tourist and if you want to ‘live like a local’).
These points give you an idea of what is needed for a successful short-term rental property, and are essential for any listing to get the Airbnb ‘Superhost’ badge.
